Why do you have keys? Isn’t your contract still conditional?

🤷‍♀️ unofficial keys. The house is vacant (was repo’d by bank). I assume so we can start organising what repairs need doing before we move in, so when settlement is official everything is ready to get started. Obviously no repairs or anything will start til after settlement but just organising who and what for when we can.

I would be very careful with that? If you have keys and something happens who is responsible? Surely you shouldn’t have access until after building and pest and finance clauses have been met.

@SheWarrior, I assume you have insurance sorted too? Sorry if you know this, just checking - better to be safe than sorry.

Yes! I meant to mention that. Especially if you’ve got keys.

@SheWarrior I would also call and email the agent every time you access the property. I would want to clear record because it is certainly an unusual situation.

We needed access to our new home before settlement recently (measure for curtains and similar) and the agent would meet us every time.

    Yep insurance has been sorted.

The keys thing surprised me too. We don’t plan on using them except to access the place to take measurements for a couple of things. Other than that, we won’t be accessing the house until it’s officially ours at settlement. Will definitely contact agent when we do though, thank you for the tip!

Awesome news... the building and pest inspection didn’t reveal anything we didn’t already know, and some of the things we were a bit worried about aren’t as bad as we were expecting have chosen the colours for painting inside and the roof, and the carpets for bedrooms.
