    Default FHOG + Stamp duty

    Just wondering if anyone out there knows about the following. If you sell your purchase a house jointly with someone whose house is their 2nd house (sold 1st to buy 2nd) would the couple who have never bought a house be ableto get the fhog on their share of the house?

    Also would the couple who are age pensioners be able to get a discount on their stamp duty even if they don't own 100% of the house ?

    Pretty sure that neither partner can have got the FHOG before to be eligible.

    Not sure about the age pensioner question. Would probably vary by state too. I think stamp duty is imposed by state, but FHOG is a federal program?

    Could be wrong...

    In Vic
    Fhog applies to new builds only.
    $10k for owner occupier home. If one person of the couple has purchased an owner occupied home previously and/or taken advantage of fhog before then they (they being the couple) will not be eligible for the fhog.

    I believe they will still get a discount on stamp duty. Not the same amount as a fhog though. But I'm not 100% sure on that sorry.

    Both parties have to be new home buyers. My SIL had this problem because her husband had owned before and she hadn't.

    I think both parties have to be first home buyers for the couple to get the FHOG.

    FHOG was initially brought in by the federal government to offset GST on the purchase of a house. These days, it is administered by states and territories and differs state to state.

    In relation to your first question, all purchasers who will be registered on the title must be first home buyers (never owned and lived in property before). If this is not the case, then they would be ineligible.

    In relation to your second question, this differs a lot state to state so I would contact my local revenue office to determine your eligibility.

    Thank you so much everyone for your responses I'll get in touch when the time comes. If we get reduction im stamp duty that would still be awesome !
