Yeah sounds right. It's an initial 500/1000 deposit to register your interest. Then when you actually sign the contract it's the 'balance of' the 5/10% of the asking price.
So if your offer is say $500k, 10% deposit upon contract signing/60 day settlement.
You pay your $500 now. When you sign contracts you pay $45,500 (to total the 10%) and then balance on settlement.
It's like that when buying land/building a house/buying a car etc
