Hi everyone, what is the reasonable, going rate for agent's commission in NSW for selling a house? We are just considering our options. Looking to sell our house that has had rapid capital growth in the last 4 years- Sydney South. Does the selling price (eg: $1 million as opposed to $200 000, for example) make a difference to the commission rate eg: do commission rates go down? Is 1.5-1.8% feasible? Also, are there any added extras, such as Domain online entry, colour printed flyers, or is that included in the commission? Are there any added extras? We are not considering going to auction, but rather, have a campaign with 'offers over X$', as that is working in our area at the moment. I am hoping Elijahs mum is out there! Thanks in advance.

I'm here! What suburb are you in? Pm me if you don't want to say but the auction clearance rate in st George area where I am is nearly 90% and the shire is not far behind - is there a reason you don't like auctions?
My commission is 1.8% which is pretty standard ( average is 1.6-2%) I've seen some agents go as low as 1.2% but cheaper is not better! Always get the agent in who is the most active in your area and try get personal recommendations if you can
advertising campaigns can include everything from photography, copy writing,floor plans, leader ads, Chinese herald ads. glossy brochures, priority listings on both big websites and e brochures , signs and auctioneer and can be anywhere from $1500 to $10,000 depending on the size of your ads so just get some quotes and see where all your buyers are coming from
My best questions to ask the agents when interviewing them are:
- how many homes in this area have you personally sold in the last 3 months
- what is your average days on market
- where do your buyers come from
- home many homes like mine are you currently selling
- how many sales people will be working on my home or is it just you
- do I get weekly written reports and can I have a look at a sample
- can I have the names and phone numbers of your last 2 sales for a reference

Maybe sus out a few agents in the area and go undercover at an open. pretending to be a buyer and see how they interact with you.
I've been to some opens where the agent didn't even take down my details ( and we were actively looking) needless to say I wouldn't go with them when we sold
