    I would be phased about using the toilet. The rest wouldn't bother me and I think maintaining good relationships with the property manager and the landlord needs to be given a thought.

    If my LL were here when we moved into this place I would have said hi and did they have anything else they needed to do before saying goodbye.

    Aa for a condition report that's very slack on the property managers part.

    Please try and look past this and enjoy your place its just not worth the stress.

    I said ok to the owners doing maintenance to the tiny court yard outside. Both owners were casually strolling around the inside of the property for absolutely no reason!

    Entry condition report has since been dumped at the back door so I think the RE relises the stuff up to some extent!

    I don't so much think it's okay, but do you really want to get off to a bad start with the RE and your new LLs? Sometimes it's better to just leave things be.

    An apology and for the RE to recognise that it's not ok.

    I want them to ensure it won't happen again.

    Todays rent refunded because I did not get vacant possession of the property.

    And the owners should come in or pay to have the toilet cleaned after leaving their juices to fester in the bowl!

    Yes that's true but unfortunately I think it's too late! We are already off to a bad start. I'm sure they already have it out for me because I complained.

    You did get vacant possession. You just sprung the owners inside having a look around. Maybe they didn't know what time you were picking up the keys so thought they had time to have a squize and see how the house was looking. I honestly think asking for a refund or calling the police for breaking the law is a little over the top. Sleep on it and see how you feel tomorrow as I think it's taken on some emotion from previous experiences that might be influencing your thoughts.

    I personally wouldn't take it further, as nothing will be done anyway and it will just rub the LL's up the wrong way. Doesn't make it right though.

    Possibly today was a one off and you should let it go so you have a smoother ride with the RE. I think the main thing is that the LL know that they can't just decide to come into your home whenever they like because they own it, they are getting rent and they have to play by the rules. I get that the OP is concerned about that and as a renter myself that would play on my mind.

    They didn't see an issue with doing it today, nor did the RE. So really why wouldn't they do it again?

    Cause you'd be entitled to walk away from your lease without penalty as they are not allowing peace of living or whatever it is.

    I would write to your RE noting the incident today with a reminder that whilst you appreciate there may have been a misunderstanding with move in day but it's not to happen again. Then it's in writing and if you have further issues of them turning up outside of schedule inspections you can issue a breech.
