I love the layout of my house, and that my open plan living/kitchen overlooks the backyard, it's perfect for the kids. I also love the location, it's in a really quiet spot so no traffic noise. I love that it's 400m from Ds's school but far enough away that the school pick up/drop off traffic never parks up that far.
Really, if I could just get the money to renovate it would be perfect, so I can overlook the flaws given that I'm basically happy with the other stuff.

The kitchen. We had it redone when we bought the house.
That we have 2 living areas. Will be great when kids are older. Playroom/tv room upstairs for them and lounge room downstairs for us.
Plenty of room. 4 bedrooms. 2 bathrooms. Study.
The outlook. We are surrounded by bush/rainforest. Doesn't feel like we are in the suburbs.

The living areas are all open plan, ideal for young kids to explore & play in safely.
5 star energy rating means lower electricity & gas bills.
It is only about 3 years old, so everything is new & working!

It perfectly suits the way we live. It has plenty of living space but isn't big for the sake of being big.
It's walking distance to the city yet we're in an amazing 'village'.
Despite being butted up against our neighbours on one side it's incredibly quiet and private.
I even love that our kitchen is only a temporary one because it means I can rearrange it to my heart's content!
That I can totally open it up so the outdoor areas are like additional rooms.

The fireplace and the fact that the heat goes through our tiny house easily. Also the location is brilliant. Its 20 mins from the main city center in a very small town and its peaceful and beautiful. There are trees, rivers and mountains nearby. The neighbours are awesome and our kids play together. And we are a nice distance away from inlaws. And the price of the house = low repayments which is good.

Everything pretty much! Love our pool, our big shed, love our large grassed area, love our beautiful gardens, we love that we have such a big yard that the kids have a ball playing in.

The fact that we now have a bath in a clean (newly renovated) bathroom gives me the happies.
New built in robes in bedrooms has eased a headache.
The way the afternoon winter sun ******s through the big windows in the back sitting room is quite lovely too.
