Apparently lots of interest and there is always a good amount at openings and 2nd/3rd inspections too from people.
Around 10-15 contracts sent out already prior to auction.
Yeah I am worried about not finding anything decent for my family in our price range if they rise too much too soon. We just sold our house 1 month ago at a lower price than we wanted to move there.

Auction question- setting a limit
Just be confident and as mentioned before bid very loudly and strong fast bids - at least try and scare the competition away!
Auctions can honestly go either way and it's not easy for a buyer to have finance ready have all the checks done and bid without a cooling off period so you just never know ( or do we!) until the auction starts !

Yeah we have deposit money ready and finance approved!
Even if it goes up into the mid $500K's, we have finance for up to $600K purchase.
It would be harder if we were bidding something in the $560-$600K price range. (this one is $440-$480, which is apparently an underquote.)
