We built a house in a suburb 15 min west of Ellenbrook three years ago. We built with Ross north, they are a more expensive builder for sure but have quality and customer service.
It depends on your budget, for a cheaper option ; homebuyers centre, wow homes etc
mid range: Scott park, red ink, impressions, ventura
more pricey; Ross north, don Russell
then there's luxury: Webb neaves and brown, many boutique smaller builders.
To give you an idea we paid around $250,000 for a large (300sm) 4x2 with theatre and alfresco. We didn't get any flooring or window covers etc for this price. You can build a lovely 4x2 for around $150-$180 with the more moderately priced builders.
Good luck! Building is good fun

I want def 4x2 with alfresco and home theatre, it gives it that magic touch
also whether you could send me photos of your house, so I can get an idea, need all the advice i can getneed to know making right decision xx
How long did it take to build, and was there any hidden costs?
if you can please send to shivonne@hotmail.co.nz , if not thats ok,

I'm not much help, but thought I'd add that when dh and I were looking to build about 18mths ago, the blocks were very small, and quite pricey. To get a house with room for an alfresco and backyard, we had to look elsewhere for a big enough block of land.

I just left ellenbrook after 3.5 years there.you would be looking at about $420,000 for house and land for what you're after. And the blocks are tiny.
That being said,I wouldnt build in Ellenbrook,so happy to have left. But good luck

Our building plans fell through after I fell pregnant with ds and couldn't work. But we had signed to build in st leonards estate near caversham. For a 500 sq m block with 4 x 2 house, theater, alfresco, and decent back yard we were looking at $450,000, completely finished. Maybe look in the papers for stage 1 blocks being sold, and go from there, as blocks are usually bigger and cheaper

I have family who built in Aveley (right next to Ellenbrook). The set up there seems a little nicer but still over priced (I think) considering block size and distance from train, river and beach.
They went with Ross North, a very nice home.
