    Wow... that is so cheeky !

    Though I dunno I'd be inclined to rent the space to them if I wasn't planning to use it for some time. I'd put it to them that they pay X amount to use the property, sign up a lease etc OR they property will be removed.

    Just a thought.

    Is it an empty block of land? I would be peeved about the cut fence, but not about it being used.

    Could you come to some kind of arrangement with them? I would offer the use of the land if the kept it mowed and tidy.

    I'm torn between saying place a for sale sign on their stuff and see if they want to lease the space from you I think either way it's a win win, actually the first one is probably more win lose!!

    They sound like they're being very cheeky and taking advantage of your vacant land. However, be careful that they're not trying to use adverse possession laws to claim your land as their own. It would take many years of them using your land without your knowledge as far as I can tell. I'm not a lawyer, so it could require actually living on the property rather than just using it, but it may be something to keep an eye on.

    I'd go with the "You can use my block of land, but you need to keep it clean and tidy. Lawns mowed, no rubbish to be left there, etc." approach. Or demand they sign a lease for it.
