Our lease is up at the end of next monthThere is no way in hell we're renewing! So it's got me looking at online real estate websites browsing prices and places which got me thinking, what are the important things when looking for a rental? What do you consider a bonus as opposed to a must?

Lots of things are a must for me, we pay for it though!
Enough rooms
Storage
Light and airy
Open spaces
Gas bayonet, for heater
Air conditioning
Continuous hot water (this is a bonus, a must if you homebirth though!)
Double lock up garage
Neat and tidy
No signs of vermin infestation
Fixtures in good working order

Phone/tv ports
Location of bedrooms
What kind of lock is on the front door

Close to schools and away from main roads, in a good area too.

Because we have a car, transport in walking distance does not matter to us.
For me, it needs to be clean and not falling apart.
The bathroom needs to be in a good position (not randomly hidden in a spot that makes no sense).
The bedrooms can't be leading off the lounge area (as my OH works night shift and has friends over).
We don't have kids, but we do have dogs, so a good strong proper fence is a must!
Good kitchen cupboard space is important, but if there are other really good things about the place, I could perhaps look past this... But it is very high on the list!

Size, location and price. Not much point looking at houses that don't fit that criteria.
Ensuite - DF leaves for work early so him showering in the main bathroom usually wakes the kids.
Open plan living, pref tiled because carpet is a PITA with young children.
Dishwasher, Pantry, Good working oven and plenty of kitchen storage.
Positioning of bedrooms.
Double lock up garage - We need the space as we have 2 cars and a boat.
Yard - I prefer low maintenance and no pool but big enough to fit the kids trampoline/swingset.
Seperate bathroom/toilet, can't stand when they are in the same room.
Storage space, and a garden shed is a bonus.
Ceiling fans and Air con/heating.
Not water damage/rodent infestations.
I could go on and on

Modern, clean, good area, 3 bedrooms, garage, air con, heating and at least 2 toilets!!!
