    We're going through a broker too, and so far so good. Apparently the bank just ordered a valuation so its looking good. We did have preaproval, so we knew how much we could spend. Our contract is subject to finance and building/pest inspections.

    Its so bloody nerve wracking!! We're moving in on the 7th august if we get it

    Oh, we need to get insurance organised, thats tomorrows job. grrr so much!

    We have a 20% deposit which was around $45k.

    Question, does the bank take our 20% deposit and turn that into a check for the sellers or do we have to do that?

    You go to bank and get a bank cheque made out to whoever the real estate agent says to. It goes into the real estate account for the next 24 hours then on settlement day they hand all money over as well as bank for the amount borrowed

    Addit: we had to pay 10% in the first few days of signing contract then the remainder of our savings that were going into deposit werent given until day before settlement
