    Default Community title scheme

    Does anyone know how much a property should be discounted by if it is a community title?

    i.e. a house with torrens title vs a house on a community title

    if the torrens title house would ordinarily be worth $1m, how much would you think is a fair price for an equivalent community title house?

    It honestly depends on the location , demand for property at the time and condition. I sold a community title unit on Sydney Harbour and there was no price difference but for the average unit in a normal location it does turn some buyers off with all the restrictions so it truly depends on the market at the time and the other owners in the block and how well it is maintained and their sinking funds ect but definitely use it as a bargaining tool !

    This is in relation to a house in Wahroonga. It's in a community title estate, is a freestanding house.. Assuming the same house on Torrens title would sell for $1m, would you expect the community title one to be less or the same?
