    Technically whatever they countered At is the minimum the owner will take and therefore what the price guide should reflect , you can make a complaint to fair trading who will investigate or just ask to speak with the licensee to clarify why the guide has not been raised as it is currently breaching the under quoting laws

    Thank you @Elijahs Mum. On one hand we would like them to play fair and not waste our time if they do truly want the much higher amount and on the other hand we don't want to get the agent off-side (even though their primary interest is, and should be of course, the vendors).

    We're thinking of giving them until tomorrow to either amend it or get back to us just in case he had his extra day off work yesterday and has not got around to it yet. Then we have worded an email ready to go that seeks clarification in regards to whether our offer is still being considered by the vendors and not been formally rejected yet as the price guide has not been changed even though they countered it.

    I've just seen that they have put an open house on it for this weekend. Maybe we should contact them sooner. I'm gathering because they countered that that is formally rejecting our offer - yes?
