Do you know how long they have been falling for? My daughter goes to the local public school and the demographics are definitely changing. The principal told me that in the last 2/3 years, many more middle income earners have moved in. The school used to receive a small amount of disadvantaged funding but has stopped because more professionals are moving in and other families forced out due to increase in prices. Not many rental properties in my suburb anyway. Approximately 75% own or are buying their home.

Yep our area is the same, to afford the homes both parents would have to be working!
I'd say for us the rentals have slowed over the last 12 months, instead of taking days to rent it now takes weeks and a lot less applications so the rents have come down slightly ($10 a week in most cases) and no price increases last year at all

    About $550K

But more about land value than what size the house is in my area these days.
