    Most good agents are not out to make owners spend unnecessary money to get a higher price - we advise on spending the least amount to make the house look the best to help it sell for as much as possible for the owner ( the difference in commission for an extra. $100,000 for the owner is around $1000 for us so as you can see the owner benefits way more than we do !)

    You will not always get money back for improvements - especially in a falling market - but in this market yes it is a definite benefit

    Most agents will charge between 1.8-2.2% plus marketing - don't go with the cheapest as they can lose you thousands - go with the best and who sells the most houses in your area with the best reputation

    Thanks Elijah's mum. I think I have an idea which RE we want to go through. They seem to be the only one around here that uses a professional photographer. I would definitely not use a RE just because they are the cheapest I just want them to market our house well and I'm willing to pay for it.
