    Hi Elijah's mum - I value your opinion. It's good to hear from someone in the business. I took too long writing the last post when yours must have gone up. I will have to check and see who is the most prevalent seller in the area. I know a house near us got a good price recently. Two real estate agents come to mind straight away that I see staked outside homes in this area.

    So you find the opposite with the print advertising - Is the print advertising mainly through the paper or elsewhere, ie. letter-box drop. This would be a first-home owners home. This is the first time we have sold and wished we'd done it a year ago when things were much cheaper!

    It really depends on your area - 60% of our buyers come from the net, 25% from the paper , 10% database, 5% other ( flyers/sign) so even though we get 60% from the net we still pick up 25% from out of area buyers who read the paper but would not usually search our suburbs on the net

    just call those 2 agents and ask to see their advertising campaigns and where their buyers come from - plus go to an open house and see how their follow ups are so you know how they will treat your buyers ! Plus see if you feel comfortable with them as they will be in your home a few times a week and be seeing/calling you nearly every day!

    When selling our place in Sydney we were quoted between 1.8% to 2.2%, and then an extra flat fee for auction.

    If you haven't picked an agent yet go under cover to an open home of theirs, see who calls you back, was engaging etc

    I think that's a great idea. Over last 2-3 months we've been to so many open homes and we've seen good agents who follow up etc and then really bad ones e.g. we advised an agent we were interested in a house that we saw and he suggested that he would call us if they got an offer (we had scheduled to see more houses). This agent never did follow up calls to people who went through the house (we saw this house he was selling twice), and then he never called when offer was made on house. When we called him a week later, the house was already under offer. He could have made his client an extra $5k -10k or more by making a call, but he was just plain lazy.

    Hey little ted, we've just sold our house in newie. We had 3 quotes and they ranged between 1.8 and 2.75% plus gst. We went for the middle one at 2.2 inc gst. She was fantastic and sold our house in a month plus we got a bottle of Moët from her when contracts exchanged! 🎉 I second the advice of going to some of their open houses to see what they are like. And using one who is familiar with your area is a good idea. From my knowledge of the market in the area, print advertising is great for the more expensive homes but not so sure about the first home buyer type. However with the market at the moment it's really competitive for the agents so you can negotiate with them. We got our advertising included for free unless we changed agent/didn't sell. We have also noticed the market here has slowed a bit in the past month, opens we were going to previously had 40 plus groups attending where as recently it has been more like 15-20. Good luck

    Thanks guys. We have a realtor now and have the house on a silent listing.
    I'd rather swap the Moet though for a nice red, some port or a bottle of Noble One!
    Feeling rather blurgh about the whole house thing this week. Nothing on the market anymore that would suit us so it looks like we will be here a while longer, particularly if things get passed through the senate and house prices keep rising. I wonder how many families will be caught by budget changes and their mortgage.

    I should have mentioned that too. I don't agree with his methods either to be honest - the whole not advertising the street number and street name, also the pyramid of sales commissions (just two examples).

    My main issue is a lack of transparency in residential real estate that does my head in.

    Once you find a good agent - recommend them to everyone! Unfortunately in my
    experience they are few and far between
