    We were in this situation, and had no rental history. We offered to pay 6 months in advance and were accepted. The $ stayed with the agent who then paid the owner monthly

    The PM said the owner was bring very difficult. I know the house was for sale last year so I'm guessing they lived in it for awhile and now renting out so could well be their first rental.

    Regarding pets, I was always nervous applying for pet friendly rentals, as me and DP own a Saint Bernard and she is a large breed. I always thought LL would be deterred, but over the last 5 years I've moved into 3 different places and approving me on the basis of such a large dog breed has never seemed to bother LL. I was surprised.

    I was so surprised when we were approved for our old house as on paper we don't look that great dp was on a low income and I was a stay at home mum, plus we are quite young. But I don't know if there were many other applications.

    Our new house I thought we'd be approved because there were 3 parties when we viewed it. One was a mother with 3 crazy feral kids who were quite rude to the property manager, then there were two young girls who looked fresh out of highschol, then me and dp with out one child who was well behaved the whole time. So I had a feeling we'd get it and we did.

    I have no idea how they chose but goodluck!
