In the unit I have been renting for over 2 years, i was approved in 3 hours, and being a single mum on centrelink. There was only one other applicant a couple both on centrelink, I think I was chosen over the couple as I would always be able to afford the rent whereas the couple if they split up how could one if them afford the $190 weekly rent on their own. My landlord is really good and they are happy for me to stay here for as long as I want so I'm happy :-)

High income though, decent rental history (only trouble was when a rented with an agency up north who's standard practice was to withhold everyone's bond without having seen the property at vacating, we did get bond back at small claims though). Any ideas on what to do to increase our chances???
We were in the same position. Sold our unit to build our house (hopefully should be finished in March) so had to apply for rentals for the first time ever at 28 and 34 with one child, a dog and no rental history. We were approved for the first unit we applied for. I think what helped us was using the agent that sold our house as a reference. We also included pictures of our previous houses we have owned and rented out, to show that we understand what it is like to be a landlord and that we look after our properties. Perhaps you could do the same? I was told we had a "very strong" application. I think because we rented a place well below our budget and we both work.

Unless you apply through us! I prefer to take people with pets I like keeping the whole family together & I believe if you are honest about your pets & look after the place then that's ok by us.

I would rather knowingly rent to somebody with pets rather than somebody who sneaks them in. Google pet friendly rentals because there are like minded people

What type of cover letter do you write? These two teens are moving out with grandparents support and one grandparents will be signing the paperwork as they are only 17.
I'm not sure what it's like in your state, but can they go private rental instead of real estate? When I rented when I was that age, my XH (DP at the time) would go to the inspections together and have a chat to the owner. We were never knocked back for a rental. We are in SA.

I spoke to our current LL this morning and they said they were contacted by the RE yesterday. I wonder if we'll get news today.
