    Default Renting & inspections

    We were supposed to have an inspection last week. Got our entry notice 2 weeks prior, all good.

    Day of inspection, nobody turns up. No contact, nothing. I spoke to a friend who is with the same real estate and she had the same happen to her. She told me our usual property manager had left (first I'd heard about it although my friend received a phone call telling her what was going on) and that apparently the new property manager had sent a text message saying the inspection was cancelled and they would now be coming this week. My friend informed them she never received the text.

    I left it for a bit before calling them incase they were sending out new entry notices telling us the new time and day for the inspection. I rang them this morning to be told they had sent me a text message (and like my friend I never received it), and that the new inspection is tomorrow.

    I thought they would have had to send a new formal entry notice out informing us of the new day and time? Not just a text message! And the fact we never received the text (and knowing we aren't the only ones) has made we wonder if we have missed other important info if they have send messages.

    Are they allowed to send a text informing us of a new inspection time or should they have sent us a new entry notice???

    You should get a new inspection notice as far as I know.
    I would say no I want it in writing, you are well within your rights

    Yeah that's what I thought. I just rang the RTA and they said the same thing.

    I don't have a problem with them doing the inspection- it's just how they have gone about it.

    Even if they were allowed to txt change ... It is wrong for them to proceed without confirmation from you. So easy to txt a wrong number

    My Property manager always contacted me via email, which I thought was great. But a new one has taken over the last couple of months, and she only contacts us by text, which I find a little unprofessional. We currently are having open inspections each Saturday until our lease is up & she lets us know via text each Tuesday. I did reply to her text telling her that we wont be available for a saturday open inspection in a couple of weeks due to us moving on that date and we got no response :/

    I agree Dave, I dont think texting is a formal way of communication, unlike letters or even emails. At least with emails you can print it off and keep it.

    You need a formal entry notice for every entry.
