    OP, if I was renting and found my LL hanging around the property like that I would be pretty furious.

    You sign a lease, it's effective from that day. Your LL has absolutely no business being inside the property from that day. If they had things to do there, they should have been taken care of before the keys are handed over!

    But, honestly, it's really not worth the stress of making any kind of issue about it. Just keep a record if it and hopefully nothing like that happens again.

    Yes, what Nancy said. We have tried twice to evict, and honestly it is very emotionally draining and at this stage we have chosen to just wait it out.

    I have no doubt she will stay on illegally at the end of her lease, despite the fact we will give her a good 6 months notice, because quite frankly who is going to give her somewhere to go after her record over the last 3 years. This is what does my head in, she has been a nightmare, and she will crack up when we give her the notice to leave at the end of her lease and we will be the big bad landlords for not renewing her lease.

    This particular tenant seems to get a kick out of getting away with as much as she can. There have been other issues, but I won't get into it here!

    When I worked for RE agent I learned that it really pays off for both to stick to their responsibilities. If the property is well maintained and problems fixed quickly, good tenants are more likely to stay leaving more rent to be collected because there aren't preiods where it is empty. Tenants who pay rent on time and look after it will move less because leases will be renewed. The nicest story was a little old widow who rented a tidy, well maintained unit. Her landlords liked her so much they hadn't increased the rent in MANY YEARS. She paid $145 in rent pw It would have been worth almost double that.
