    I have also broken a lease, in regards to cleaning we had the final clean/gardens arc done then the real estate agent did a final inspection a few days later. The property was t rented for another 3-4weeks but we didn't have to re clean it or anything. That sounds very odd that the owner has turned down all these other applications. I'd definitely be calling the residential tenancy board or whatever cos I do think you have rights too and they should be doing their best to get someone else in ASAP! Good luck!

    It's such a pain huh? Has the PM spoken to you about paying advertising cost etc as well?

    Re the cleaning - yes you will have to upkeep the gardens etc until the house is relet, and if that means going back for a quick dust over and lawn mowing it is your responsibility. You also need to keep it free of vermin etc, every responsibility that you have during the lease you need to upkeep until it's let. Unfortunately there's nothing you can do about the applications, it's always the owner having the final say. Perhaps sucking up to the PM (as much as this may hurt) and getting him/her on side may help. Also if an internet ad has been placed, ask the PM if they could do a new ad so it doesn't seem that the house may have a problem with it. Also offering to pay $20 per week for the remainder of the lease to make it more attractive to potential tenants could help. 5 months @ $20 per week = $435, which say would equate to 1 weeks extra rent for you, but just might get a new tenant?

    Just a query - is the work relocation with the same company? If so they may well pay the extra $ as they've asked you to move?
