    This. Plus a bigger house = more cleaning. And it may be nice for your current child to play outside in a safe environment while you're attending to the new baby when you have it.

    I would stay in your dream home. You can easily make do without a yard. Just think of all the people living in units and apartments with kids. There are always trips to the park and friends places where kids can play outdoors.

    I think of a yard as just one more thing you have to maintain. We have a massive one but don't utlise it. We are all such indoorsy type people.

    Go for the yard!!! Last year we moved from a 2 bed apartment with a small courtyard to a 3 bed with a perfect little yard. Just enough room for a swing set, sandpit and (yet to be bought) trampoline. The kids think they are in heaven, and it's so nice knowing they are safely playing outside while I can get things done.

    Hmm I was in a quandry about this. A backyard is amazing, my son lives in it. However dream home is a dream home.

    HOWEVER I would sell and move for two reasons:
    1: your mortgage, if you get ahead you can build dream home number 2 next time.
    2: parks are a big walk away, kids need space.
