    Ok I started this thread. It's been awhile .
    Our house is unconditional so I did email the agent who sold the house we want to buy.
    I just asked if they are considering selling.
    Will see what happens but I'm not holding my breath.

    Ok so agent contact me and they are keen to sell if they get offered a OK price. (Exact words from agent)

    So I'm after feedback what to offer. This is what I know what's been happening with this house and market.

    Property Values Website guesstimate
    $401 - $453

    Sold Oct 2010 $550

    Sold April 2012 $450 then straight to
    Rent $595/wk.

    So when house sold in 2012 it was an investor.

    So what shall we offer? I have no idea with real estate market.

    Advice please

    Has prices risen or fallen in the suburb in the past 12 months? I mean even if values have only risen 1% that's still nearly 5k plus what others have said all the purchase costs.
    At the end of the day a property is worth what someone is willing to pay for it.

    What does the agent think its worth? Did you say you would pay $480? As you have been looking in the area does that seem like what it would go
    For? ( don't pay attention to those guesstimate sites )
    Ask the agent for recent similar sales and base your offer on those

    Thanks for the tip. No prices have been discussed yet, I'm ringing the agent tomorrow.
    The agent who just sold my house is going to look at the recent sales and hopefully help me.

    I'm thinking I would love to get it at $500k. Considering they purchased it for $450.
    They probably could get $520 I guess.
    No idea. I see one house for $580 that's crap but yet a nice house for $520 lol.

    I will ask what they want to sell for and if its way to much I will pass.

    Plus do you think if we were to buy would the agent charge full commission?

    I suppose it depends on the owner and the final price, if they get what they wanted or more yes I think they would charge full fee - or maybe discount a bit if it helps the owner make a desicion to sell or not - but the owner could possibly save thousands on marketing

    Just remember too just because houses in the suburbs are advertised for x amount doesn't mean they will get that price so wait and see what your agent says the sale prices are.

    Ok owner is a rich guy who buys and sells property for tax and make money.

    He wants $570 but I said our maximum would be $530. So will see.

    But a bit confused. When I look at the property values website it says in 2012 house sold for $450 and was transferred to a third party??

    What does that mean?

    I think $450 12 months ago and sell for $530 is a good profit. This man is really rich he won't miss $40k
    $530 is all we got
