    OP I agree, every cent you save the better, buyers in that price range and for townhouses are usually just happy to have a new bathroom and you have 2!

    I have these diagrams:

    The window is marked opposite the door.

    The second picture is the layout we were considering.

    We already have the 1200mm vanity unfortunately. We'd probably have more options if we'd gotten the 900mm vanity, but when we ordered them we'd decided on that layout. It's only now that I've thought 'it's a bit big..'. We have the 900mm in our ensuite and it just seemed too small to have in the main bathroom. Rookie error.

    ETA the shower in the pic is 1000x1000 when we'd actually get 900x900.

    While I much prefer a separate bath/shower, I wouldn't not buy a house I loved because it had a combined shower/bath. No way!

    In saying that, bathrooms are important to buyers so renovating it to a better set-out, contemporary look and finishes will improve the sale value of your home most definitely so you may as well kill 2 birds with one stone (fir want of a better expression!)

    I think the first combined layout is fine.

    If you wanted to tweak the second I would put the shower where the toilet is on the plan you have and rehang the door so the toilet is behind the door.

    The shower can't go where the toilet is because the width between the wall and the window isn't wide enough. I guess though if we put a single sheet of glass up that wouldn't matter though?

    ETA that distance from wall to window is only 730mm

    I have zero experience , but could you swap the toilet and shower position and rehang the door so it opens the other way? Ie the toilet behind the door?
    You could have an open shower, so just a pane of glass at the end of the bath?
    Id love new bathrooms in a few years, but I am dreading this part.

    ETA: same as what Nancy said in a lot fewer words

    Haha what I just suggested wouldn't work because we'd need to climb through the bath to get into the shower. Not very practical.. LOL

    I made the most stupid suggestion about the glass panel! Lol. I'm still blonde at heart I guess!

    However it could possibly work if the panel went the other way, as a pp just suggested..

    This would be ideal, if it weren't for the window. The glass panel would have to start part way across the window, or we have a very narrow shower (735mm). Otherwise it would be perfect!!
