Will work be NOR? If not I can suggest baldivis, there are some new estates opening up around a new primary school/high school. PT is good and the beach is only 20 min away. Takes about 30min to the city outside of peak hour, we go about once a month.

They are expanding the local shopping center too at the moment it has a coles and a handful of small shops with doctors, chemist, dentist. The next largest shops is about 15-20min away.

    Rockingham is very south!

I'd recommend googling a Perth map, then researching the suburbs along the beach.

Um what's a private estate? We have estates I don't think they are private though?

Secret harbour is beautiful and most places are right near the beach. Very south though and quite the opposite of what you originally said

Have you looked at success or Hammond park? Both near freeway, on train line and about 15 mins from beach. These suburbs are sor.

ellenbrook as some very pretty estates but it is far out.

Rockingham is very south but I believe you get way more for your money. Your also closer to the city then Ellenbrook and Butler. I really dislike any of those suburbs further north than Duncraig, they just don't feel good when I have been there.

Baldivis is a suburb on the freeway with awesome building and buying options but it is expensive to rent. It is 40 mins on the freeway to the city and only 15 mins to many beautiful beaches.

Warwick and Duncraig are great suburbs NOR but are expensive to buy. You can buy beautiful old homes there but for 450 ish you would need to put in some work. The one thing these suburbs have that I love is old established small primary schools and great high schools to choose from.
