    Default Rental & Final Inspection

    Hi all,

    Our current lease is up on the 21st of Jan and I have decided to start the packing and cleaning process now as I am 37 weeks pregnant and know it will take me longer to get it done this time with a newborn!

    We were having a look around yesterday and DH mentioned that he hopes we do not get stung for any previous tenant damage such as a whole in the hallway that has had putty put over it but hasn't been sanded back nor repainted, bedrooms 2 & 3 both had broken window screens and the back fence was scratched up by her 2 staffies! I told DH no worries, I'll get the condition report out... Da dum duuummmm!!! It is completely blank, neither us nor the property managers have filled it in or signed it!

    I know we 100% mentioned the screens at our first inspection as we kept getting spiders but whether that is listed anywhere I'm not sure! We also mentioned the fence in passing which is how we found out the previous tenant had staffy dogs but again not sure if it was documented anywhere!!!

    Now after reading everyones bad experiences with getting their bonds back I would be lying if I said I'm not too now! I'm wondering would be able to pin this stuff on us and if they tried how successful they would be considering in the law handbook it states that a landlord or real estate agent must provide a signed condition report upon entry into a lease to the tenant if the tenant has paid a bond!!!

    This is stress we don't need, how could I have missed this? I hope we are not part of the minority that seems to get taken for a ride when it comes to our bond :'(

    I suggest ringing your state's real estate institute and asking them. Then when you're armed with that info, ring the property manager and see how they will approach it. Al least if try get *****y about it you can prepare yourself!

    Crap!!! Just found the filled in copy by the real estate!

    Sh*t! The back fence is marked as good, wtf!!! If we get slugged for a new fence because of the previous tenants dogs scratching it I'm going to be super mad!!!

    They also have not listed anything about the window frames :'( they have a G for good against everything! Why oh why did we not fill this out???

    Well I guess we can only hope they will be as slack when completing ours! I feel like such a nong that we did not fill this in argh!!!! Knowing our freaking luck we will get slogged for all the damages! The only things we are accountable for are some chips or more so dents in the wall very small where the ariel fell down which we will fix!

    So so so angry at myself right now, usually we even take photos but I think we were both so exhausted with the move as we did it all after work each evening that we just wanted to get in quickly!

    This entire year sucks really except the conception of our little princess! Maybe I am stressing over nothing and all will be fine and I need to stop reading other hubbers bond horror stories! It's just my luck though!!!

    As you poor thing I hope for your sake they are slack with it and let those things slide! Maybe the property manager will take pity on the poor sleep deprived new mum!
