    I'm not sure but if the real estate said $10 I would push for it to remain $10 and not $13.

    I think you are doing the right thing for your situation. $13 is a weird rental increase amount. Or did I read that wrong?

    I think they are testing the waters. Stick by your agreed $10 increase, they will lose a lot more than $3pw if you move out.

    You read it right. It would be a total of $13 rental increase.

    Go back and let the RE know you are happy for with the $10 increase but not the $13. Quite often rent increases are open for negotiation. If you have been good tenants and the owners are reasonable they should accept the original proposed increase.

    lol how do you know if you are good tenants? We pay our rent and nothing has ever been said after/ during an inspection. So I am hoping we are good tenants

    Who comes up with a figure of $13?? They would be nuts to insist on it and lose you as a tenant. Definitely go back with $10 but be nice and pleasant about it. Once it is agreed ask them to fix the tree.
