    If you had a 300m2 block with a 17sq DOUBLE story home (bottom floor slightly bigger) (is that 170m2?)
    How much approx yard space would you have? (backyard)

    It would depend on the dimensions of the block i.e. length by width. I'm not quite sure what you mean by 17 square metres... 17 square metres by what? 300 squared is quite a small block and you have to have 4 metres from the front boundary but there has to be a 6m by 6m space at least somewhere in the backyard.

    Hi. I think block is approx 300m2 measuring 9.5m x 35m. The house is approx 170m2 (total, so could be 130 lower level, 40 top). Most likely small frontage.

    Assuming you run the house the entire width of the block you will have about 150sqm leftover after putting a 130sqm footprint on it.

    But you would need to know exact placement on the block etc to be sure.

    Generally you won't be able to run the whole width of the block and will need clearances from fences. Unless you are in inner city Sydney and are building on a block in between terraces when you can run right to the boundaries. In that case I am jealous you have 300sqm!!

    Sq (squares) is "old school" measurements of house size 1 square is about 9 square meters so 17 squares is about 150 square meters ( average 3br house size)

    As pp said 300m2 is a small block ( in Sydney about size of a townhouse) so your back yard would be quite small, think courtyard style so big enough maybe for a swing set, small BBQ area etc

    Most of the bigger building companies can put a copy of the floor plan over a copy of the land plan on the computer to show you. They'll also know what setbacks etc you need. You just need the address of the land.
    (For a PP 17sq is just a different unit of measurement they use for houses I think it's 10ftx10ft).

    Im pretty sure this block is bigger than townhouse size as from my research, townhouse blocks are approx 240-250m2
