    I would leave. I would have someone trusted from my side come to be present whilst the inspection was taking place (your mum, sister, bff?)

    I wouldn't want to stay and present an opportunity for confrontation. I wouldn't want her to know that she was providing a disturbance in my life. I wouldn't want to potentially create fuel for a family drama.

    But, I wouldn't want her to have free rein on my house, either.

    Stay and follow her around with a notepad. Any time she makes notes on things that aren't acceptable, make note of them yourself and make sure she takes a photo. When she's done, you can bring up your list of issues as well - there must be some if there has never been an inspection before!

    I can't believe the estate agency she works for would allow her to go to your property; surely they realise there is a conflict of interest with you being family. Even if you were best friends it would be a c.o.i. as she could cover things for you. It's very strange...

    Default Much-loathed SIL is doing our rental inspection... do I stay or go for it?

    Stay, be OVERLY nice as she has to act in a professional manner. Follow her around to every room. This will just tick her off more.

    Or you could do the adult thing and simply be polite. But that's no fun haha.

    If you don't want to request someone else, I'm another vote for have someone over and follow her around.

    Your FIL may own the house, and it may be leased through her agency - but when it comes down to it - it is YOUR space at the moment!

    When I rented I ALWAYS went around with the agent.

    --- another sneaky vote for having your phone set to record - so that if she says anything nasty you can get her for being unprofessional.
