    I hate inspections due to one pm that made me cry. We had just moved in and had a inspection at 6 weeks. I had a new born baby and ds just turned 3. We also were getting married in a couple of weeks after moving in. Because I hadn't unpacked everything I got a lecture on how our house was to cluttered even the deck because we had a table and chairs on it. She was disgusted and "do you always live this way?". The house was clean. I refuse to let another pm make me feel bad and because of her I did research our rights and she was in the wrong. Some people on a power trip.
    Now I just make sure house is clean and tidy.

    Wow!! I really feel for some of you ladies. Your pm sound intense!!

    I work in realestate, but rent through a dif co.

    I just do our general weekly clean. The only extras we do, if they need doing at that time, is the lawn. That's it really. As pp have said they are checking for damage to the property and to make sure you're not living in filth.

    Legally on a form 9, they are only allowed to put a 2 hr time frame!!

    Is this regulated by state? Because I'm in WA and I have always gotten a 9-4 time frame.

    I imagine it would be - tenancy laws vary from state to state. We always got a 9-5 timeframe for 2/3 of the places we've rented in the ACT. Our first inspection in our new place we got a specific time. Though she did call on the Friday to make a time for the Monday

    To answer your OP - we usually give it a good thorough clean as it's our excuse for a deep clean. We usually pay particular attention to the oven, door runners, air vents and shower screens cause that's what we've noticed they look at.

    Usually it's a quick look around.

    We are in QLD and always have a two hour window.

    I always complain about it being two hours but I'm going to stop now... :-/

    WA has crazy tenancy laws. In Queensland we always got 2 hr timeframe but in WA it was 4-6hrs.

    Also I just found out in Queensland if a landlord is not going to renew a lease they need to give 2 months notice before the end of the lease. In WA the landlord can legally tell you on the day the lease ends and expect you to leave that day. How freaking backwards are the laws in WA.

    My real estate agent is so lovely. He always sends me an email when its coming up to inspection time and asks me to let him know when is convenient and then he issues the form. Not at all concerned with cleanliness, he just goes around checking the structure. I clean, but I don't do a bond clean. Just normal everyday "someone is coming to visit" kind of cleaning.

    Im currently sitting here waiting for our rental inspecition time frame 8:30-5:30.. im beyond annoyed as both kids are home sick and im having a nervous break down trying to keep the house clean -.-
