    Default Just signed contract on our 1st home

    So today was a bigggg day, just negotiated on a house and signed a contract!!! Bloody scary, still lots to do, pest and building inspection and and make sure finance comes through smoothly!! Any tips on getting through the next 4weeks till settlement? Any thing I should know? Something you wish someone told you??

    Yay congrats!!! It's so exciting yet so daunting I know!

    Definitely start a few lists of things to do and make sure you book in for gas, elec, phone, net early as some take a while.

    And find boxes wherever you can!!

    If it is an old house I would also get an electrical report to check the wiring.

    Take a photo of the gas and water meters when settlement has occurred. When moving into this house we apparently used $650 worth of gas in 22 days. After being in this house for over a year now it is quite clear that there is no way we used that amount of gas, and quite obviously the reading done on the gas meter at settlement was done incorrectly.

    Don't be afraid to keep bugging your bank, solicitors, real estate agent several times a day!!
    We just settled on our 4th house and even though we have done it before we were surprised at the lack of competence these 'professionals' had. They continually stuffed up by not getting the right documents signed, forgetting to send forms, the list goes on and on!!
    Just don't trust that because you are paying them big bucks that they will have your best interests at heart.

    Thanx everyone, we have gotten in all the paperwork that bank needs, should know by the end of the week! We have the building and pest inspection on Thursday! So exciting but scary at the same time!!

    We got a yes to our house finance!! Settlement on 6th January! It's going to be a great Christmas & even better new year!!

    Excellent advice. We have been 'penalised $$' by not being ready by settlement day - of coarse it was all out of our hands - solicitor, banks (vendor and ours) and agents not signing things.

    But congratulations! Nothing quite like buying your first home.

    What a fab xmas pressie!! A new house!!
    Buying our house was the most stressful thing I have been through,we had to go through soooo much crap,it was awful!! Funny thing is I hardly even remember what all the drama was,was so glad its all over!we have had our house for 2 years and its the best thing ever owning your own home!!
