have a look at your tenancy agreement, it should have all the details in there. Or ring your real estate to ask them how it works.

We are planning to break out lease in Jan too. Now from what I can understand I may have to pay for the advertisement to re rent it and would have to keep paying rent until they get a new tenant.
However for us- they were meant to recarpet when we moved in and didnt. So I have a letter from them stating that the decided not to and if they take their time to rerent because they are recarpeting (and expect me to keep paying rent) I will probably take it to the tribunal and hope they rule in my favour!!

I think its a months notice unless there are circumstances of the house being unlivable or some other extenuating circumstance.
I would think the earlier you let them know, then they have time to find someone and show them through while you are still living there. A few I looked at before we moved into the old place, where lease breakers and because they let them know early, they were able to find someone to rent it when they actually moved out and broke the lease.
So it is more beneficial to you if you let them know earlier! IMO

Give the real estate a call ASAP, they will tell you what you need to do.
In Darwin we had to pay for re-advertisement, and keep paying rent until someone moved in.
In WA however, we moved out no penalties![]()

I agree with the others - talk to your agent or check your lease for the conditions. Usually the more notice you can give the better.
Our agent would have charged us for advertising but we did it ourselves. I found it much more convenient to advertise in the local paper & set my own open house times. I let the agent know of the open house times in case they got enquiries too. The agent provided application forms and did all the checking of references. Our house re-rented after one open house.
