there is a great duplex for rent, but is available 1 month before our current lease is up. it is a bigger place, 3 bedroom....And we have a feeling they will up the rent on this place.

If you tell them you are leaving and they can find someone else to rent then they cant make you pay that month that your not there but if they dont find someone they can make you pay for the month that you are still on the lease![]()

That and you usually dont get your bond back,
we were thinking on doing this as we seen a nice house for rent we liked. But it really wasnt worth it. Im sure another nice house will come along after the lease runs outbut its really up to you.
Or... you could apply for that duplex but say you can move in 2 weeks b4 your lease runs out. Then just have the other 2 wks to move in and clean your excisting house up?

That doesnt seem fair. Your bond is only meant to cover any damage you have done to the house or if there is money owed to them. If you break the lease and someone moves in within a week or you keep paying the rent up until your lease finishes I cannot see how they can keep the bond.

yeh we asked last year to get out a few months early, as i was due 6 days after our lease was up, and we needed a bigger place, we only enquired tho, and they said they would advertise and if they got someone then we wouldn't be up for any costs, and of course would get our bond back...
i found out that they can charge you for advertising costs....(i mean honestly it is 1 month early...they will have to advertise in november anyway) however our agent was only advetising on their site and in their real estate so no costs were involved...
i think we'll just do what Bec said and wait a bit longer....i want to move out of here around the 30th Oct as DH has his uni exam not long after that, nad i have dcided i will not clean to move until everything is out...including DS and the two cats. lol. no point cleaning as we pack as it will just need re doing....something comes up in about a month!!!!

Why dont you just put a small add in the paper yourself be honest and tell them you are thinking of moving (providing you get the new place you have to keep that in mind) an ad in a paper will be around $20 and rather than have them charge you extra for doing it on your behalf it might work out well for you then just tell prospective callers to contact the agent then and go from there

We have done it twice...have always got our bond back because that is to do with the final inspection and cleaning etc...the first time had to pay the rent until they found another tenant (so we were paying 2 lots of rent) the second time a new tenant moved in the day after we moved out
