well some of you may remember the issues i was having a while back(September till December) trying to get our land lord to fix our air con, (in the end we bought our own) while i was at it i also reminded our real estate agent about a few other things that needed fixing, gutters(basically we have none they have all rusted through and are about to fall off has been since we moved in 3 yrs ago) exhaust fan in the bathroom (not worked since we moved in) and our back steps are the wooden kind you put up when you build and had wood rot in them
i told her i really wanted some one to look at the steps as i was worried they would break and she assured me that they would get some one out as its a necessary repair, well after all the hassle with the aircon and Xmas rushing up to hit us all in the face with its joyfulness i let it slide
well tonight the bloody steps broke!
i now have a 4 foot drop off my back door!
the real estate wont be back in the office till Monday so i cant ring until then any way but can any one tell me what my rights are ????

I would think that you have the right to call someone out, is there any other access to your back yard? If not then I would definitely do it, if there is alternative access they might try and say you could have waited until Monday.
If you have records of all the other stuff I'd do it and if they kick up a stick tell them you'll go to the tribunal with all the other stuff. That is really poor!
i think you can refuse to pay rent until the steps are repaired, along with any other necessary repairs.
that is really slack. you should be able to contact someone with emergencies at all times i think.
good luck. ive had a few land lords from hell. so hard to deal with. contact the tenants advisory board in your state to find out your rights. try their website as well!

thanx guys
i can get in to the yard buy going round th efront and through the side gate but a sim sure you guys get tring to do that with a load of washing and to small ones is not my idea of a good time
they have the emergancy contact number we can ring them on i used it last year when the plumbing went (still took 2 days for them to return the call)

I would all so ring them to get info before you ring on monday. That way you know your right's when your talking to the real estate.
