my old stupid landlord is giving me the ****s. after 2 yrs, we want to move out.. find out she hasnt lodged my bond, she writes up a fake property report, saying we lived in a fully furnished house. cuts my signature out of an old lease and photocopies it onto it. had a final inspection, didnt bother to tell me she was coming. new tenant signs lease that day. then a week after he moves in, i get told to go back, tell the tenant to move his **** out so i can clean the carpets (which were already filthy) and get told im not getting my bond back because of damage (which she has no proof of) and because i didnt give a months notice in writing ( i gave 3wks notice over the phone). im suppossed to me meeting her at the old house on sat (she wants me to weed, and do the carpets and sign a written agreement). what should i do? seeing the new tenant is there and he could have done any damage. i think im just going to leave the house as it is, she had her chance to tell me at the final inspection. and i think ill put a complaint in for not lodging my bond, the forged signature, and the abuse and threats

Contact the rent tribunal.
We had to go there once over a similar situation with our old landlords (this was with my ex-husband, many many years ago). They claimed that we had removed the carpet in one of the rooms and just left the underlay - luckily we had photographic evidence that we'd done nothing of the kind. There were other things they claimed, too. The tribunal is fantastic.
contact the rental bond board and rental tribunal in your state. they should be able to give you all the advice you need. sounds like a dodgy landlord so hope it all works out in your favour
Contact the Ministry of Housing. She has broken the law by not lodging the bond for a start. An old landlord of mine did this and ended up in big trouble.

You might get a slap on the wrist for not providing 21 days in writing of your intention to move, but she has to give you seven days notice (in writing) of rent inspections, she HAS to lodge your bond (that is a huge no-no) and the other things she's done - including falsifying documents and fraudulently duplicating your signature - are very, VERY illegal.
