To those of you that didnt get all of your bond back do you mind if i ask why? and if it was a large amount the withheld of the bond or just a bit? Just curious since i move out tomorrow. Cant wait till the weekend is over i have had enough of cleaning:rolleyes:

We were charged a breaking the lease fee and advertising expenses.

We moved out of our last place 3 months ago and haven't even heard about our bond! The land lord keeps dogging us. I am going to ring the Dept. of Fair trading and the Bond administrators on Monday. Thatnks for starting this thread, it helped jog my memory!

Hi

The only way a real estate can take money out of your bond, is if there is damages to the house, if there is any rent owing, and if the place is cleaned to their standard.

When they do their final inspection, ask them to advise you first if the cleaning isn't done to their standard, because they will call cleaners and charge you...

We lost half of ours when we brought our first home. We spent 4 days scrubbing walls, floors, getting carpets cleaned etc, but it wasn't good enough. They said that leaves and grass clippings had blown in under the back door. They said the shower and toilet hadn't been cleaned properly (they were like that when I moved in and had been cleaned weekly, then given a proper scrub before we moved), they said the kitchen and laundry floors needed another mop because of the grass clippings, and they said the carpets needed cleaning again. Having a 5mth old, a child with a broken arm and a ton of unpacking to do, I let them take care of it, only after they said that the cleaner should only be there for an hour or so and only charges $15 an hour. The carpet cleaning only cost them $120, so the cleaner must have been scrubbing the toilet for a good 7-8 hours or so, because I lost over $300. Not to mention the $100 I spent on babysitters so I could clean and move, and the $100 we paid my FIL for helping us.

I would never ever rent again because of what we were put through with that. If we did, I certainly wouldn't bother trying to make the place look like it was when we moved in there, it just isn't worth the stress. I'd rather save the money for a new bond before I move.

At least in NSW... you MAKE SURE you apply directly to the bond people for your bond back BEFORE the agent does. I think this applies in some other states too, just ring your tenants rights group.

THis way, if the agent wants to withhold any-all of your bond they need to take you to court (rather than your taking them to court) and as this means a higher financial burden on them they would only do it if they were totally sure the claims they were making would stand up.

I did this at our last place as I noticed they were getting nasty and making things up... full bond back!!!

THough we did pay $20 for a cleaner, can you believe that the removalists (who did all packing) took all the food out of our fridge (we had told them to chuck it) and put it in an old unplugged fridge that belonged to the apartment? Apparently when the agent went there the next week it smelled foul. I was so embarassed.

Well the house is looking pretty immaculate so if they complain there being picky. I didnt have the condition report to work off but i know the house was quite dusty when we moved in. I need to go back and mop the floors today when dh gets back from gardening and then we hand over the keys tomorrow so :fingerscrossed: we get all the bond back. Its not like im hugely concerened but out ot the $800 bond id like most of it back. I have scrubbed and scrubbed the grout looks like new in the bathrooms and laundry so not much left to do inside just a quick wipe down of bench, mop floors and thats it finally done oh and pack up the cleaning products and wohlah its over thank goodness. i should sleep better tonight:D

Sorry to hear of those of you that have had major problems with agents. Its so wrong for them to say $15 hr then slug you for more, did you complain?

I should have, but I just couldn't be bothered as I had enough on my mind as it was. In hindsight, I should have said something.

Well today we got a list a full page list that was for us to go back and clean. the house looked like new ok somethings could have been a bit better but i had the flu and being pregnant ( ok excuses excuses:laughing:) ( they dont know all that). Anyway we were told windows were streaky, kitchen drawers and pantry werent quite clean enough ( they were bloody good in my opinion) shower screens were smudgy ( yeah but i was too tired to re do them), need a bit more cobwebing outside, oh and there were slaters on the carpet that they wanted us to re vacume ( well they werent there when i left and i told them the house had a major slater problem ) so i bet they will be back anyway. few other things so i told dh to get them to arrange a cleaner as it might still not be clean enough if we went back. he said they were really nice about it and that she knew we'd done a really good job but they cant look past streaky etc. its just too hard to go back with kids, me not wanting to use more chemicals again and dh busy working since we are going away on teh wkend he has extra to do so we said to take the cleaning out the bond.

Amazing though that everything i thought was fine wasnt and what i thought theyd complain about they didnt:rolleyes:

One house we left and we'd had the carpets cleaned and the house pest controlled. When they came in to inspect there were some moths dead on the carpet. The owner wanted us to pay to have the carpets redone. We jacked up said no chance they were done and the dead moths were due to the pest control which he wanted.
We got all our bond back and didn't pay for the carpets to be redone.

we dont need to get the carpets re cleaned they wanted us to vacume again though
