if you rent , have you recently had a rental increase, and if so by how much? and has the increase hurt the pocket? just that ive had a rental increase by $15, is this a reasonable increase, weve been here 2 years. just curious is all coz i have the most greddiest landlords. does anybody know anything about the tenancy act and the rental increase, how often they can do it ect etc, thanks.

hmm i didnt know they could do it, maybe it just my real estate?? I dont really know, but I know they cant do it to us, they actually want us to move out so they can put the rent up I think, sorry im not much help, but I would definatly check into it, cause I was under the impression they werent able to.

My rent will be going up by another $20 tommorrow. I was a little surprised myself by $20 in one hit... :eek: When we first moved in here 4 yrs ago we were paying $190, now we are up to $225. Time to move lol....

We have a greedy landlord also, hence the reason we are moving. We are already paying $50 a week more than our neighbours in the same building and now he's increasing it my $10. The notice arrived just after our years lease expired. Very frustrating, now I know why there is a high turnover of tenants here. He'll blow his extra $10 a week if no-one moves in straight away because of the excessively high rent for this type of property.

They can only increase your rent at the end of each tenancy (ie when you sign a new agreement) unless it is in your lease that they can make CPI increases every year (this is rare but would occur at the end of the financial year)

They do it at the end of the tenancy so you have a choice to stay or go.

we are paying $270 at the moment for a 3 bedroom house a oxenford with no ceiling fans no diswasher no air con and no insulation, and they are putting our rent up to $280 on sunday.... We really should move but dont know where and we need a house not a unit, So if anyone knows of any cheap houses to rent let me know

I thought that landlords could put up the rent at the start of each new lease. So if you sign a lease every 6 months they can put the rent up every 6 months.

The way to avoid rent increases is a) get a longer lease or b) beat your landlord to the punch by signing a new lease early before they have time to realise that the lease is up. If you let the lease lapse then not only can your landlord chuck you out with minimal notice they can also up your rent.

I learnt this lesson from a very savvy tennant, grumble grumble grumble, who is moving out 2 weeks before I am due to give birth and if I can't find another tennant I am financially STUFFED. Theres my vent for the day lol. I could go on about increased expenses like insurance, interest repayments, council rate rises, strata fees, land tax.........:ecomcity:

My hubby and I have bought our own house now cause we were sick of paying our landlords mortgage. We rented privately. I had live in the house for nearly 3 years paying $250/wkl. A couple of months before our lease ran out the landlords were wanting us to move out so they could renovate and put up the rent. The greedy landlords went from $250/wk to charging the new tennants $350/wk. So that is why we bought a house, stuff paying that much in rent when that is nearly a weekly mortgage repayment.

Our previous landlord upped our rent by $15 when our lease was due to expire. When I questioned the PM about why there was no notice that this was happening, her answer was "oh, we forgot to tell you" We had told the landlord that we wanted to be longterm tenants (she dropped in one day - no notice - she lives in Melbourne! :eek: ) She only wanted to release for 6 months so I took it, then she increased the rent by ANOTHER $15. Rent went from $180 to $210 in 6 months! Not Happy. She had not done any work on the house in the 2 and a half years we were there, so we moved. We now have a bigger house, albeit more rent but nicer landlords and rental agency and if we want anything, we just ask.

Previous landlord was told of the broken tile on the roof and how there was water pooling in the garage roof. Her answer - "I am not fixing it because it wasn't an Act of God" That roof is now covered in mould (yuk) and so is most of the ceiling of the house on the inside. I had to replace all my towels etc as they had mould on them too.

I can't wait till we can afford our own house.

I think they are suppose to give you written notice of their intent to increase the rent we got about 6 months notive before our rent went up by $10.

The rent around here is crazy considering it is a small country town we lived in a 2 bedroom house for $120 a week about 3 years ago the same house just went up for lease again and some poor bugger is now paying $175 a week. :thumbsdown:

I think it depends on what state your in. In NSW if I remember rightly I think you have to give 90 days notice mid lease and 50 if on a continuing lease. Most peoples rent has been going up for a bit now because of that tax that put on land rates if you rent out your property..
Take heart in my area you cant rent a 2 bedroom unit for less that $250 p/week and they are the reeeeaaaally old ones.

thanks for the advice, i received a lovely letter under my door that our rent was going up, so yeah, it is the end of our lease soon next month, so perhaps thats it, thanks.

If you are in a lease then they can't put it up but if the lease has run out then they can but they have to give 60 days notice.

We are signing another lease on Friday and got the letter today saying that the rent will increase to $185 which is an extra $10 a week. But we have 60 days from when the letter was sent before it goes up.

Man for that price you can get a brand new 3 or even 4 bedroom place with air and dishwasher and dlug at Springfiled Lakes! That's where we're moving to. The place is gorgeous. I know people may think it out of the way but my DH works at Archerfield so a good drive for him. Definitely check out the area if it suits 'cause with all the parks and everything.... so beautiful! :thumbsup:

We have been this place for 3 years- 2 wks b4 my boy was born.
We pay $170 which is reasonable
They haven't put the rent up yet and they shouldn't.:no:
The house needs structural repair.
More like knocking it down...
