You need to get in contact with the Office of State Revenue - check out this website

http://www.dtf.wa.gov.au/cms/osr_content.asp?ID=344

It doesn't refer to the new $14,000 grant as yet, but you could call them to see what's happening. They probably won't backdate it so it will come into effect eg 1 January 2009 and will apply to eligible purchasers after that most likely. If you've just bought a house, sorry, prob missed out which is a bummer...

If you're thinking of buying a house, maybe hold off and see when the grant's due to go up (may be quite soon) and then buy after that...

In the news it says that the fhog will be tripled for newly constructed homes after Christmas. Also good news, looks like low income families are gonna get a bonus $1000 for Christmas.

Just readed this on the http://www.news.com.au/dailytelegraph/story/0,22049,24494637-5001021,00.html

The payment under the first home buyers scheme will be doubled from $7,000 to $14,000 and first home buyers who buy newly-constructed home will receive an extra $14,000 taking their total grant to $21,000.

Australia's four million pensioners, carers, and seniors will benefit from December 8.
Single pensioners will receive a lump sum payment of $1,400 while pensioner couples will receive $2,100.
People receiving the carers allowance will also receive $1,000 for each eligible person in their care.

The government said about 3.9 million Australian children will receive a $1,000 one-off benefit from December 8. Families who receive Family Tax Benefit (A), families with children who receive the Youth Allowance, Abstudy or a benefit from the Veteran Children's Education scheme will be eligible

Yah!!! Hopefully this helps pick the housing market back up again. Sales are down 80% where I live which sucks if you are a seller. Hopefully this is the boost everyone needs.

The word is that the increased grant will apply to all eligible contracts (purchase and build) signed from the 14th October to June 09.....

NSW OSR are working through the processes now and hope to have their website updated by COB today.

Hope this helps (sorry to those who have only just signed contracts :hugs:)

Hi Kiwibird

I know how you feel. I had one client sign a Contract on Monday Night, and two on the weekend.

I even contacted and emailed the relevant government departments to see if there was any way they would be considering First Home Buyers whom may have recently signed contracts.

And as previously mentioned it was for contracts signed from the 14th October 08 onwards till 30th June 2009.

This came completely out of the blue, as a Mortgage Broker I was blown away, after having a huge week with the Variable Rates and now this week having the Fixed Rates plummeting. This is certainly going to help a lot of people and if I had any idea myself I would have got my clients to hold off.

They are trying to boost the home loan market over the short term. It would be great if they extend it into the 2009 financial year, we will just have to wait and see.

Here in QLD, I have worked out that the Grant will cover all costs up to a $300K purchase, so it will be a huge stimulant, mind you I hope that this does not go the opposite way and for people to over inflate their homes as a result.

what ground are there for asking for a contract re-write, I assume there would have to b something the solicitor actually finds wrong with the inital contract. Otherwise your just negotiating the first contract??? There are a few issues with the house and we want to re-negotiate, that doesn't mean a new contract does it, but if we pull out, because we are panicky first home buyers, can we then re-sign under new terms and price legally???

oh man i sooo feel for anyone whos just brought a house and missed out on the rise, i cant believe it was nearly us! we were looking at buying a few months ago, then desided to wait a year and see what happens with the economy over that year - paying off our debt in the mean time...

however, we are now househunting again - the extra 7-14k is gonna help sooo much!!

Anyone know when exactly you get the $21k grant if you build? i.e. when you submit plans, poor concrete, at lock up stage? TIA

My husbands boss is a builder, and he said if we were to build that you wouldn't get it until finished. Not sure how true that is?
But if we were to do that and get the money once we have the house I think that we would put that money back onto the loan.

Phyllis Stein
17-10-2008, 11:52
Thanks nsmonkey. Wouldn't that mean building must be finished by June 09? Cutting it very fine if so...

ETA. Just read that you need to have entered into a contract by June 09.
