I was wondering what you find rent inspections target. I think there are a couple of bbubhubbers that work in or have worked in property management so if they read this id love there response as to what your lookin at when you inspect a house.
I have rented before but that was before i had kids and i think i go overboard on trying to make it perfect. id like to be able to relax about it a bit more.

they are basically looking that you havent ruined the house and that you are taking care of it.
they cant go in your cupboards, so dont worry bout those, chuck everything in there that you dont want them to see
oven needs to be clean
ceiling fan in kitchen and bathroom
floors
sink
generally tidy
cobwebs
and wipe over the tops of the light switches cos they are just below eye level and easy to see dust
if you have a garden;
no weeds and no dead things
We have a few rental properties. My views differ from the real estate agents who manage it.
The things that are important to me are:
1. You're paying the rent on time and consistently
2. There is no structural damage to the house
If the yard's a bit over-grown or you don't dust it doesn't really bother me. The real estate agent reports everything to me though, some are more picky than others.
With that being said, when I rented and it was inspection time, the house would sparkle!

We look at that there is no damage done to the property, the yard is neat and tidy, make sure you haven't got any problems with the house. The inside of the house is reasonably clean, eg... shower and bath clean (no mold), carpets ain't badly stained etc.
Don't stress to much...

we look for all the general things like thoses already mentioned on our houses...however my main thing is no pets! we find people have had pets when we have specified for none...so make sure you don't have any unless they are on your agreement!
Umm yeh Bathrooms and Ovens need to be almost sparkling (justed cleaned the best u can)....but normal wear and tear is to be expected on carpets/walls ect.
You sound like a good tenant to be concerned about the property...so i'm sure you have nothing to worry about it!!

oh just thought of another important one...if you guys are smokers...make sure there arnt those cigarette buds all over the place in the gardens ect...they lesson the appearance of any house...just makes it look dirty and untidy.

We've rented for 5 years under both private arrangements and through agents. Nobody has ever opened the oven door to check that it is clean! Or at least not until our final moving-out inspection.
As others have said they are generally looking for damage or inadequate maintenance. They will be interested in anything that (if you were to move out) would cause them to withhold some of your bond to pay for repairs. I would do a general tidy and clean, but no more than I'd do every week really. I would spot clean any stains on the carpet and remove DD's drawings from the walls. Make sure the grass isn't obviously in need of cutting & gardens aren't getting overrun with weeds/grass.

we rent privately driectly through the landlords and they live next door. our last inpsection was very short. they said they were happy with us. we pay rent on time. and we havent doen any damage to the house. our inspections ussaully end up being more of a check for maitnence that needs to be done.
i dont make too much of a fuss about the inspections... my housework is "usually" always done in the morning.... although i dont think they really care too much about how clean the place is.. more a question of if the house is damaged... or what repairs need doing.. etc :)

thanks for all this, i know what i should target then my exhaust fans in the bathrooms might need a light dust, the gardenens we have been wedding over the last couple of weekends and sprayed the weeds as it was getting a bit weedy plus they took photos of the gardens before we moved in:banghead: . The vege patch died so that is my biggest stress but we have re planted new veges. I suppose i should clean the oven. The carpets here are creme and show everything up so i usually just shampoo it myself two days before hand.
How many of you actually stay home when they inspect?
im always here when they inspect :D
When we were renting I wouldn't have felt comfortable having them do the inspection without me. Maybe I am just parnoid though.
