View Full Version : Pest control in rental properties
I am just wondering who is responsible for pest control when renting.
I have just found some red back spiders out the front and i am not sure if we have to get the house sprayed or if it is something that the owner does.
Sorry, we have never rented before so i don't have a clue and i don't want to ring the real estate and look like a fool :D
I think that would come under the owners responsibility. Just give the real estate a call and let them know :)

It really depends on your agent i think in our old rental we had a cockroach infestation he didnt budge we paid for it ourselves (around $200) but my mum had a spider infestation in and outside, her agent asked her to pay 25% of the costs.

I haven't rented for a few years now (so it may have changed) .... but I rang the RE agent about this and the owner had to fumigate the property once a year.
So every year I'd ring the RE agent and remind them that it was due.

We've been through a similar delimma with our rental property... but with yucky, icky mice! We had to organise traps and put down Ratsak and those kinds of things... After doing that and making sure there were no foods left lying around, we were rid of them.
With spiders, it depends on how many there are, and if they're inside as well. Unfortunately, if there's only a few, there's not a lot that can be done. Have a look to see if you can find any egg sacks, then you can justify your problem to the landlords. Otherwise if you don't want to fuss, spray it yourself with a household spray, and make sure you clean all cobwebs away...
If you're really worried, then speak with the agent and see what can be done, but keep in mind that extermination takes time, and you have to stay out of the house for a period of time.
Hope this helps!
Thanks guys, i will give them a ring and see what they say :D

I will go and have a look around and see if there is anymore.

If you really wanna nip it in the butt, take photos! Photo evidence is something they can't refuse or deny!

If it is the owners responsibility, it will state it in your Tenancy Agreement!
The house is suppose to be pest control sprayed before you move in at the expense of the previous tentant or the owner.
It is then your responsibility through the duration of the lease to have it done if you want/need it done, if it has been done within the year of you moving in!
In the back pages of my rental agreement
Part 3 Special Terms (page 8 of 9)
47 - Maintenance of premises by lessor
The lessor should have the premises treated for pests by a licensed pest controller as required (no more than anually).
48 - Care of the premises by the tenant
1. During the tenancy, the tenant must:-
a, b, c, d,
e. keep the premises free from pests and vermin.
I rang the real estate and they got in contact with the owner and he is going to get the place sprayed for us :smiliedance:
Thanks for you help
You just reminded me I need to ask my property manager the same thing!!!

I do believe it's owners responsibility....... If any one searching organic pest control service, termite control for commercial, residential, natural pest control and domestic pest control they will find in Australia.

This is a very old thread BUT
In Qld is is not a Landlord responsibility (under the Act) so its by a case by case situation between the Landlord and the Tenant.
Usually the Llord will just have it done and pay for it and sometimes the Llord will go halves with the tenant..
When a tenant has a pet, they are responsible for pest control at the end of a tenancy and it also has to be done before they move in (by the previous tenant)...
