Hi,

I am a casual employee, and have been told for my income to count I have to be in that job for a minimum of a year, but then they need something in writing, my employers wont give that type of letter, as they are a big company who dont want their name put to personal issues!

Anyways I was seeing a finance broker a while back, and he did a half @rse job, then started ignoring our comunication, glad we werent paying for his services....

So I need to find another one to go through, what are your tips on finding one, or questions to ask, what are they actually suppose to do for us?

DP is on $52k a year not including overtime, and has been in the job for over a year, close to 2, I have been with my job for over a year and last year earnt around $13k, plus we get FTB...

Now people I know who are less than we are got a home loan, yet we have been knocked back a couple of times, I have sent away for a free dredit history check but that was over a month ago, and have heard nothing back! Would we qualify for a loan in your opinion? Oh we also have a credit card (interest free purchase) with credit limit of $5000, and a car loan of $17k and a personal loan which is about to get paid out at $548.

Just in your opinion, I'm not going to use it as the holy grail of opinions, IYKWIM.... I will take it as a general answer, as a possibility!

If you could help with my inquieries cheers!

If not thanks for your time anyway!

Hi thanks for your post, I am sorry you had someone whom did not look after you properly. I will PM you and discuss offline if you like.

Also with regards to your free credit report, contact Baycorp (Veda Advantage) they are on the internet and ask why you have not received your free one as they should have record of the enquiry and send it out straight away.

When looking for a good mortgage broker it is very important that you check they have the right credentials, ie: That they belong to MFAA (Mortgage & Finance Association of Australia) or the FBAA (Finance Brokers Association of Australia) as you need to be accepted into these organisations and go through rigorous checks. Also that they belong to the Credit Ombudsman Service Ltd (Cosl) once again you have to be accepted to this organisation.

Word of mouth is also important, bear in mind that every loan application is different and everyones circumstances are also different. Just because Mr Smith was able to get a loan Mr Blogs may not be able to.

I hope this helps.

Regards Andrea
